Mortgage consultants, also known as mortgage brokers or agents, work for a homebuyer to get them the best deal on a mortgage loan. These people work as free agents, obtaining customers for lenders. These professionals don't work directly for any one lender so there is no bias for one lender or another. Any lender will pay them as long as the mortgage consultant gets a loan with them. Homebuyers benefit from their free agent status because they have so many connections with lenders.

Agents open up many doors for homebuyers, when it comes to obtaining a loan, by contacting multiple lenders on the homebuyer's behalf. Anyone can get a quote, but only a mortgage consultant can negotiate a quote and get wholesale rates from the lender. These rates are marked-up with a fee which is hardly noticeable, considering that the rate is still typically lower than what an average homeowner could get on his own. Initially, the homebuyer pays no fee for consulting, however, some consultants do charge a processing fee at the end. The lender pays the mortgage consultant, but in the end, the homebuyer pays for it in the loan.

These professionals will also make sure that the lender has everything necessary to process the loan and work with homebuyers from start to closing. Consulting is convenient, but not for homebuyers who would prefer to do the leg work themselves or would find an agent intrusive. To find a reputable broker, homebuyers should ask friends and relatives who they would recommend. Also, consumers should look out for mortgage consultant ads on billboards, radio and TV. Before actually obtaining such services, make sure that the consultant is a member of the National Association of Mortgage Brokers. Consumers can also check with the Better Business Bureau for any outstanding complaints against them. Remember, it is always better to seek the counsel of an experienced professional than to rely on one's own limited experience.
