Real estate continuing education is something that every licensed real estate agent must do to obtain a renewal license. This is usually done every two years but every state has its own requirements for license renewal. Many websites online offer a variety of real estate continuing education classes for someone who might be interested in getting their education through distance learning. Some topics include laws, insurance, finance, broker relationships, zoning, transactions, ethics, fair housing, borrower's risks, credit scoring, and so on. The purpose of taking classes before license renewal is to bring the agent up to date on current laws and practices. Continuing education can help an agent to learn about a multitude of subjects so that he or she can have the best information to offer clients. An agent needs to have a good understanding about a variety of subjects in order to be successful with selling property.
Distance learning education is done online through schools or learning institutions that have the necessary material and format to help the online learner master coursework. Coursework for real estate continuing education is often structured to meet the requirements of licensing for a given state. Some institutions online offer courses about the laws and regulations by state. This would be a good course to help the agent to learn about any new laws or regulations that have been adopted over the last year or two. Schools may have links for each state so that the student can see what the requirements are for continuing education classes in his or her state.
Business practices and ethics are a main topic that every agent should be familiar with and most likely had to master before receiving a license to practice. This teaches a person about professional ethics, business practices and relationships with clients, ethical dilemmas and strategies for solving them, and how to improve professionalism. Real estate continuing education guides the student to master and maintain integrity as well as a high standard of work ethics. Clients or customers do not want to do business with someone who is not honest, has integrity, and is professional. "Buy the truth, and sell it not; also wisdom, and instruction, and understanding" (Proverbs 23:23). No one wants to do business with someone that can not be trusted, someone who is not truthful, and who does not follow through with professional communication.
A real estate agent sells property for someone who owns it. He or she needs to understand everything that has to be done in order to make the transaction legal. A contract is always involved when property changes hands. The contract should be legal and fair to both parties involved. Real estate continuing education helps an agent to understand more about the process of selling property including the particulars with the contract and what has to happen throughout the process including the deed being changed to reflect the new owner and the financial part of the contract.
The contract is one of the most important parts of selling property. Typically there is a listing for the property that includes the sale price. The potential buyer will find out the sale price and then make an offer on what he or she will pay. Either the offer is accepted or denied. If the offer is not accepted then the buyer has the option to make a counter offer. When the final price is agreed upon then the contract is drawn up stating the names of the parties, the particulars about the property, price, deposit, date, and signatures. Real estate continuing education helps to teach the agent about everything that has to do with the contract including new information that has to do with laws and regulations by the state.
Considerations on property that an agent should be familiar with include zoning and fair housing. If a property is zoned commercial only then only a business can reside in the location. If a property is zoned residential only then a business can not reside there. Zoning of a location is usually determined by the city or county. An agent should have real estate continuing education pertaining to zoning laws to become up to date on all the particulars to better serve his or her clients. Zoning can be based upon environmental regulations as well so before selling a property the agent needs to know about all types of zoning restrictions. Fair housing is set up to ensure that every individual has equal opportunity to obtain the housing of choice. Laws and amendments to law do change periodically so an agent will need to remain up to date on any changes in order to help his or her clients.
Some potential buyers already have their financing approved before they start looking for property. Those who do not may want a real estate agent to steer them in the best direction to apply for financing. Those who confide in an agent about credit problems may need some help towards working on their credit report to get higher scores so that can get approved. Real estate continuing education teaches an agent to understand about credit scoring and how to help a client when he or she is faced with financing problems. Some agents have contacts with organizations that can help potential buyers to learn how to correct errors on their report or how to live on a budget and work towards raising scores by paying their bills on time every month.
